NEWPORT BEACH — NOVEMBER 5, 2026. The historic Balboa Theater, a landmark of Balboa Village, has changed hands. According to the Los Angeles Times’ Daily Pilot and a local business publication, local buyers Matthew and Danielle Peters purchased the nearly century-old property for just under $2 million.
Who bought the theater?
The buyers have been described by their real estate representatives as experienced in restoring historic properties. The seller was Balboa Theater Co. LLC, connected to a prior ownership group. Representatives have spoken optimistically about returning the venue to cultural use, but a detailed construction budget, reopening date and final programming plan have not been publicly established in the reporting available.
Why the building’s future matters
The theater has long been part of the peninsula’s identity. Previous restoration and reuse proposals struggled to move ahead, leaving residents uncertain about how and when the property would return to regular activity. The city’s earlier sale followed years of discussion about maintenance costs, preservation and economic feasibility.
A binding cultural-use condition
Reporting says the sale carries a deed restriction intended to preserve the building’s connection to theater, live performance, cultural events or related activities. Such a condition sets a broad purpose; it does not mean a particular cinema operator or event series has been booked.
What to watch
Future planning submissions and city approvals should show the scale and timing of any proposed restoration. A successful revival would have implications for small businesses, visitors and the local arts community, but those benefits depend on the project actually advancing.
